Three Facts That Shape Every Roof Job in Round Rock

4 in.Largest hail the National Weather Service gives for Round Rock on September 24, 2023.

$600 millionWhat the National Weather Service estimated that storm cost across Travis and Williamson counties, as reported by KXAN.

0Permits the city requires for a residential re-roof, a siding replacement or a window replacement.

Put those together and you get the situation most Round Rock owners are in. A very large number of roofs were hit on one night. Many were replaced in the months after, in a hurry. And because the city asks for no permit, nobody independent looked at the flashing, the drip edge or the nail pattern afterward.

A roof that was replaced after the storm may be excellent. A roof that was not replaced may be fine too. The point is that in Round Rock neither one has been checked by anyone but the company that was paid for it. Read what the city does and does not require.

Six in Ten Round Rock Homes Were Built Between 1980 and 2009

Census survey figures put the median Round Rock home at a 2002 build year. More than six in ten housing units went up between 1980 and 2009, so a large share of the houses here are on a second roof or coming due for one, and their original siding and trim have reached the age where paint stops being enough.

Inside the City, and Just Outside It

The no-permit rule belongs to the City of Round Rock. Cross a line and it changes. Georgetown requires a roofing permit. The downtown historic district requires approval for a change in roofing or siding material or color. Brushy Creek has a Round Rock mailing address and is not in the city at all. Each page below starts from the rule that applies there and the age of the houses.

Five Questions Owners Ask First

Does Round Rock require a permit to replace a roof?

Not on a house. The city's Building Inspection page says it "does not require a permit for a residential re-roof." The same page says a roof whose structure is being modified needs a remodel permit. The details, the exceptions and the city's phone number are on the city rules page.

If there is no permit, who checks the new roof?

Nobody from the city. Without a permit there is no city inspection, so the checking falls to the owner and to whatever the contractor's written warranty and the shingle maker's warranty require. That is the reason this site prints a checklist for owners on its roof pages.

My roof was on the house on September 24, 2023. Should it be looked at?

If it has not been inspected since, yes. That night, the National Weather Service says, hail reached up to 4 inches across in Round Rock. Hail bruises do not always leak right away. The storm page lists the reports by time and place.

Is this a roofing company?

No. It is a referral service. Your call or form goes to an independent roofing or siding contractor that works in Round Rock, and that company does the inspection, the estimate and the job.

Does the contractor have a Texas roofing license?

There is no such license. Texas does not license roofing or siding contractors at the state level. Ask instead for proof of liability insurance, a written scope, and the warranty terms in writing.

Tell Us About the House

Give the address, the year it was built if you know it, and whether the roof has been replaced since September 2023. The request goes to one independent contractor.
