Roof Replacement in Round Rock, With the Checklist the City Leaves to You

A new roof on a Round Rock house is not inspected by anyone from the city. Here is how the job goes and what to confirm before the last payment.

When Replacement Is the Answer

Short version

Replace when the shingles are worn across whole slopes, not in one spot.

In Round Rock no permit is needed for a house re-roof, so no city inspector sees it.

Ask the contractor for photos of the deck, the flashing and the drip edge.

Shingles wear out from the top down. The granules go first, then the mat dries, cracks and curls. When that is happening on every slope, patching one area only moves the next leak somewhere else.

Age is part of it. The Census survey puts the median Round Rock home at a 2002 build year, and about a fifth of the housing dates from the 1990s. A house from those years that still has its first roof is past the point where most asphalt roofs are replaced.

Hail is the other part. A roof that took the September 24, 2023 storm can be worn well beyond its years.

How the Job Runs

  1. Measure and estimate. The contractor measures the roof, looks in the attic and writes down what is included.
  2. Tear-off.Old shingles and underlayment come off down to the wood deck. Most house roofs are stripped in a day.
  3. Deck repair.Soft or broken sheets of decking are replaced. This is the step that can change the price, so agree a per-sheet figure in advance.
  4. Dry-in.Underlayment, drip edge, valley protection and flashing go on.
  5. Shingles and ridge.Shingles are nailed to the maker's pattern, then ridge caps and vents.
  6. Cleanup.Magnets over the lawn and driveway for nails. Walk the yard yourself as well.

The Owner's Inspection

In a city that issues roofing permits, an inspector closes the job. Round Rock does not issue one for a house re-roof. These seven items are what that inspector would have looked at, more or less.

Before the final payment

  1. Drip edge along every eave and rake. The city's own page calls it out as required.
  2. Flashing at walls and chimneys: new metal, not the old pieces tucked back in.
  3. Pipe boots replaced at every vent pipe.
  4. Deck photos showing the bare wood and any sheets that were swapped.
  5. Nailing to the shingle maker's pattern. Ask which pattern was used.
  6. Ventilation balanced between soffit intake and ridge exhaust.
  7. Paperwork the workmanship warranty, the maker's warranty registration and proof of insurance.

Questions About Roof Replacement

Do I need a permit to replace my roof in Round Rock?

Not for a house inside the city limits, per the city's Building Inspection page. Changing the roof structure needs a remodel permit, and historic properties need approval first.

How long does a roof replacement take?

Most single-family roofs are torn off and re-shingled in one to three days, depending on size, pitch and how much decking has to be replaced.

Can new shingles go over the old ones?

A full tear-off lets the contractor see and fix the deck and the flashing. Ask the contractor what the shingle maker's warranty requires.

Who do I pay?

The contractor that does the work. This site takes no payment from owners.

Thinking About a New Roof?
