Roofing and Siding in Forest Creek
A golf course community in east Round Rock, north of Gattis School Road, with houses built in the 1990s.
Thirty Years On
Houses here were built in the 1990s, so they are around 30 years old.
A 1990s roof still in place has been through hail in 2021 and 2023.
Original trim and siding are at the age where boards, not just paint, need replacing.
A local real estate guide describes Forest Creek's homes as constructed in the 1990s. That decade produced about a fifth of all the housing in Round Rock, more than any earlier one.
Thirty years is one full roof life and part of a second. Many Forest Creek houses will have had a new roof after the September 2023 storm. Those that did not are carrying an old roof with hail history.

East of the Escarpment
Forest Creek sits on the east side of Round Rock. In Williamson County the Balcones Escarpment runs through Round Rock, and the land east of it is Blackland Prairie: deep, dark clay.
Clay swells when it is wet and shrinks when it dries. A slab on it moves a little with the seasons. On the outside of a house that shows as caulk joints that open, trim that pulls away at corners, and the occasional cracked board near a window.
None of that is unusual, and most of it is routine siding and trim repair. Cracks that keep widening are a matter for a foundation specialist.

Before Work Starts
- Check your association's rules on shingle color and siding materials. Golf course communities usually have an approval step.
- If the roof was replaced after 2023, find the paperwork and check the job against the owner's checklist.
- If it was not, ask for a hail inspection with photos.
- Have the trim looked at while the contractor is there. On a 1990s house, fascia and window trim are due.
