A local guide dates Mayfield Ranch homes from 2008, built by several production builders. On September 24, 2023, the oldest roofs here were about fifteen and the newest only a few years old.
A mid-life shingle stands up to hail better than an old one, so outcomes here were mixed. Some roofs were replaced. Some had ridge caps and a slope repaired. Some owners saw nothing from the ground and did nothing.
That last group is the one to think about. Bruising that was left alone has had three summers to develop.

The Trim Is Now the Older Part
Whatever happened to the roof, the walls and trim are original. At fifteen to eighteen years, a production-built exterior reaches its first real maintenance cycle:
- Caulk at window and door trim has hardened and split.
- Paint on the sun-facing walls has thinned and chalked.
- Bottom boards near sprinklers and flower beds are swelling or chipping.
- Fascia behind the gutters shows the first soft spots.
- Hail chips from 2023 on the windward wall have been open to weather since.
Catching it now means caulk, paint and a few boards. Leaving it means sections of wall.
