Sealant alone is not a repair. Ask what was replaced.
Round Rock now has two populations of roofs. One group was replaced after September 2023 and is about three years old. The other was not, and on a house built around 2002 that roof may be more than twenty years old.
For the young roofs, repairs are usually installation issues coming to light: a nail that backed out, a pipe boot set crooked, a piece of flashing that was reused. For the older roofs, a repair buys time, and the honest question is how much.
Common Repairs
- Lifted or missing tabs. The shingle is replaced and sealed down, with the ones around it checked for broken seal strips.
- Nail pops. A nail works up and pushes a bump into the shingle above. The nail is pulled, the hole sealed and the shingle re-fastened.
- Cracked pipe boots. The rubber collar around a vent pipe splits in the sun. A new boot goes on.
- Exposed fasteners. At ridge caps and vents, nail heads left uncovered are sealed.
- Tree damage. After an ice storm brings limbs down, punctured shingles and decking are replaced.
What to Ask For
Ask for a photo of the problem before the repair and another after. On a roof you cannot see from the ground, the photos are your inspection.
Ask whether the new shingles will match. On a weathered roof a perfect color match is unlikely, and it is better to hear that first.
If the roof is under a workmanship warranty from a recent replacement, call that installer first. If you cannot reach them, that tells you something about the warranty. See the replacement checklist for what should have been done.

Is a small roof repair worth a contractor's visit?
Yes. Small leaks do the most damage because they go unnoticed. Many contractors have a minimum charge for a visit, so ask about it up front.
My roof is three years old and leaking. Is that normal?
No. On a roof that new the cause is almost always a detail such as flashing or a pipe boot, and it should be fixable.
Will a repair void my shingle warranty?
It depends on the maker's terms. Keep the repair invoice and photos with your roof paperwork.
